You Don’t Need a Real Estate License to Buy & Sell Houses

Many people don’t know that they really don’t need a “Real Estate License” to buy or sell houses. You can buy a house on your own without a relator and sell it without a relator as well. Getting a Real Estate License is good if you don’t have the capital to buy the property yourself.

The key to this is having the capital to buy your property while also being able to maintain your lifestyle. This is what is called fix and flip and it can make you a lot of money. Once you fix and flip the property you can rent it as to have recurring income or you can sell and get a lump sum of cash.

A second good factor with helping you buy a home is your ability to find a good deal which if you have good credit, you should try a mortage lender or mortage broker. Even then you don’t need a relator because, you can go look for the home yourself. Now it’s easier than ever to find a good deal because, it’s many places that you look. For example, social media is booming with great deals sites like Facebook, and Instagram have markets where you can speak directly with the seller.

Some of the best deals you can find on a home is through auctions, sheriff sales, tax liens, and short sales. You can also go to your tax office and they can give you information on houses and land. Also, you want to be sure to do your due diligence which means understanding all the necessary steps and the process so you can reduce the loss.

It’s that time of year when the pressure to buy, spend, shop, and cook is here. If you’re like me and grew up in the Western World you know that spending, buying, and cooking are encouraged during Oct-Jan.

Guess what it’s okay to not be a big spender I know I was once a spending queen. I spent money, cooked all night, shop until I drop, and prided myself on being a last-minute shopper. I was a total typical consumer. I had over 10 credit cards, charge accounts, and anything else the retail associate could talk me into signing up. However, it’s a new day and if we want to get rich while we are still young, energic, and curious enough to enjoy it then we must rethink our spending habits. Especially when it come to the holidays it so easy to get off track with our success goals.

#1 Tip Take advantage of places that offer layaways, buy now pay later, or make gifts. The cool thing I remember my parents doing in the 90’s was layawaying items which means you buy things and pay on them. This is smart because, you can hold on to some of your dollars and keep your cash reserve up. You can easily do a good search and figure out what is your best options for you. Some retail stores also offer layaways in their stores.

#2 Tip Don’t allow the commercialization of Xmas make you feel pressured to spend money if you really don’t have it. Everyone must live in their own tax bracket and the cliche of “Keeping Up with The Jones” is real. Many people can afford their lifestyles and a lot of people are living on credit and are working from pay check to pay check. Don’t break your bank just to spend money on things that will just go on sell the next week. Not only that building wealth is living on less for a little while until you can afford to spend like The Jones.

#3 Tip You could pick up extra hours on your job or get a side hustle if you really have to be the super star Santa in your family. I know a lot of people have to be Santa so you could do jobs like Door dash, Uber, or Amazon Flex to make extra money to buy those great gifts. This is a good idea because, you don’t have to used your credit cards or take out a loan. If you don’t have to be Santa or if you’re taking a pause from being Santa an extra side hustle would still be a great idea. However instead of buying gifts you could use the extra money to invest in something that will make you money like real estate. Lastly if your single, no children, an adventurous couple, or someone who wants to take advantage of their holiday time take a vacation. Instead of being stuck with people you probably don’t like anyway you could be somewhere having fun for the holidays like Mexico, The Bahamas, Jamaica or any place you dream of visiting.

The reason why we want to save money is so we can invest in something that will make us money, pay off the debts like mortage or credit cards. Having a nice saving account also can give you freedom to leave a job, move out of your parents’ basement, end non reciprocal relationships, or end a marriage that is not working for you.

I like VA Loans because, they are 100% backed by the government and do not require a down payment. You will have to put down a 1% funding fee which is only 1 percent of the full amount of the loan. A second great thing about VA Loans is that’ is not a cap on your purchasing power. You can get a jumbo loan amount with a VA loan.

If you were looking to start investing in real estate you could purchase a duplex, triplex or fourplex home.. The cool thing about purchasing a duplex or a mulit-family home is you can get a residental loan that will cover up to four units.

Military couples I think can get the best deals on home buying because, they can combine their loans amount and the do not have to be married. Remember to only go to an VA approved lender and you must have an COE “Certificate of Eligibility.”

Homebuying for Low-to-Moderate Income Consumers

Many people don’t know it’s a government program that will help people looking to buy a home with low to moderate income which is people making $20,000-$60,000 a year. It’s a grant from your local HUD and community reinvestment act that tear down old houses and build new homes.

A popular option of the programs is you will have to go through an approved FHA mortage lender and the other program is you must have a deed or title to your home for them to build a new one.

If your a first time home buyer you will have to go to a class and get a certification and take finacial counesling once a month.

Lasty anytime you are buying a home you need to have at least a 3.5% down payment which is the precent of the value of the home. Also, a lower credit score will mean you have to put down a bigger down payment.

Anther tip for home buying with low to moderate income is you can do owner financing. Sometimes if the seller really wants sell a home, they will give you the buyer down payment and closing cost. Since you don’t have to go through a bank sometimes the seller can require a bigger down payment and higher monthly payments. Buying a home can be possible for you don’t give up on your dream. If you have a friend, they could also give you your down payment as a gift. A down payment as a gift would require a letter to the lender stating that it’s a gift.

Always be sure to go to some you trust when making a big purchase such an trusted attorney, relator, or broker.

If your in the market to buy land you should do your research. I would say start at your local Tax Office and look at the title history of what you want to buy. You should also get a real estate agent or broker to help you find and locate the property you would like.

If you have all the money you should buy your land clear and free of loans. Also be sure to look at the title and deeds to be clear you are not throwing money down the drain bc of liens. Going back to the dollars signs of things you can get a loan to buy loan.

However when buying land of loan you will need a down payment and interest rates will be higher. The rates for loan lands are high because unlike the buying house when the loans are sold the second market land loans are inhouse they stay on the primary market. These loans are a bigger risk an require a sometimes up to 20% of the closing cost and down payment plus your credit score needs to be in the 620 or better .

Real Estate Investing

I think real estate investing is a great place to invest money. It’s many ways to start investing in real estate but, you must be creative and have the resources to get started. If you don’t have a lot of money to invest you could start with yourself. You could rent out a place in your home on Air B&B you can charge whatever rates you would like. If you don’t have a home you could give referrals on apts, townhomes, condos, and rental homes and make a commission check. Some places will pay you for referrals and you can buy a first time home loan on a property up to four units. This would be a great to supplement your income and move forward with ease in life. I like Buddhism but, I am still a Christian

Many people in Western world I think aren’t open to learning about different religions. I was once one of those people other religions that wasn’t Christ focused really scared me. I think it was a fear of what would people think if they saw that I was open to different paths to ennlightenment.

I grew up in a Southern Black Baptist Church worshiping GOD is what we did Monday-Sunday and sometimes I wasn’t really sure with my walk with God. I loved my church family, I love Jesus, and I loved being with my church family.

I’ve heard that Jesus was the only way to GOD but, now at my age I think it is many paths to GOD. I think if GOD created the Earth with now a billion people so unique and different why would it only be one path to GOD.

So that’s why I have always been a student of culture and religion. Now I am going back to my sources of spiritual guidance which Buddhism.

I like Buddhism because just like the Bible it gives you tips for living a better life. I like the Mantra and I am still trying to learn mindfullness and yoga. I like how I feel more peaceful and mentally tough after I do my Mantras and Prayers.

Buddhism teach you ways to cope with the stress of life and that what I really like. So I am not 100% Buddhist yet but, I am on the journey to connecting with the higher power on a deeper level and I know it more than just one way.

When Life Give You Lemons Make a Lemon Cake

So here I was living what I thought was my best life and guess what my best life went to an okay life. An okay life is okay but, I got to a point when I wasn’t feeling okay. I talked to my husband about not feeling okay and he suggested I should quit my job. So I took his advice and took a personal leave just to clear my head. Guess what it was very good for me. Then my fairytale turn into a horror film I had to go back to work. The stress from a job I hated with the stress of being away from my husband took a toll on me mentally. I had to build up my courage again to change my plans in life.

Well the truth is I think I lived a somewhat pamper shelter life in the USA and in West Africa. However I notice that I wasn’t feeling like myself before I went to Africa but, I though the move would help me. The backstory is that once I came back home I went back to the same lifestyle and it wasn’t working for me. Once again I had to be bold and make a choice that would better my life. Which was moving away from everything that I loved family, friends, good food, great bars, and the support of my social network.

So through a series of events I turn lemons into Lemon pie. I did this by making the choice to leave my house and the town I lived in for almost 10 years. I was very scared to live my town I was more afraid of moving in the USA then I was moving in the USA.

However I put on my big girl britches and I took the leap of faith and moved toward my goal of living in a major city. Now I can say I live in the 3rd largest city in the USA.

This is how I turn lemon into a Lemon Cake. I removed myself out of a limiting envoriment and move to where I have more career choices. I am going after my goals in life and I will not be soured when life throws me lemon I will make Lemon cake.

Travis Scott is being blamed for the death of 8 fans at his concert of his home town in Houston, TX. According to reports and source Travis Scott was kept in the dark as the situation transpired and was totally clueless to the death of his beloved fans.

I actually like Travis Scott and I don’t think that he would purposely allow a concert to go on while people were going to glory. Travis is a popular rapper among his peers he started off with Kanye West Record Label “Good Music” and then moved on to “TI” Record Label Grand Hustle Records. His song Sicko Mode featuring Drake was in the top 100 music charts.

My hearts breaks for the people who lives ended at a music festival. However this is not the first time people have died. at music shows. In 1979 where the largest music festival took place in Ohio ” at that time 11 people lost their lives it was a massive death toll.

Word on the street is the Mayor of Houston said it was an ongoing invesgation going and the city of Houston police depot is said that Travis and his team are fully cooperating with the HPD. It is also rumors that fans are now trying to sue Drake, Travis Scott, Live Nations, and The City of Houston.
